SOLE AND EXCLUSIVE RIGHT TO SELL OR LEASE
A  “Sole And Exclusive Right To Sell Listing” is a contract that requires the owner to pay the listing broker  a commission if the property is sold during the term of the listing contract regardless of who was the procuring cause of the buyer.  The listing broker may co- broke (cooperate) this listing with another broker. Our goal is to expose your property  to all eligible buyers in the market by a team that is expert in negotiating the highest and best value in the sale or lease of your property.

EXCLUSIVE AGENCY
An ”Exclusive Agency Listing Contract” differs from a “Sole And Exclusive Right To Sell” listing in that the seller may sell the property without paying a fee to the listing broker.  If a buyer is introduced to the property by any real estate broker or firm, the listing broker is paid a commission. If the seller finds their own buyer, the broker is not paid a commission.

Advantage: By listing with our professional team you are exposed to all buyers in the marketplace and have an advantage of a professional team of negotiators.
Disadvantage: Brokers and agents do not like to compete with the seller of the property and would prefer showing sole and exclusive listings.

OPEN LISTING
An Open Listing allows the seller to list their property with one or more brokers, but also allows the owner the right to sell the property without any broker participation and without being liable to anyone for the payment of a commission.

Advantage: Exposes property to many brokers/buyers
Disadvantage: Brokers and agents do not like to compete with the seller and other brokers. They would prefer showing properties, where there is a greater opportunity of getting paid a commission.
